My Workplace is a department within The Coca-Cola Company. Our mission is to provide a broad range of workplace services to Coca-Cola office locations globally, including day to day site services, such as facility management, office services, maintenance and repair and amenity services. In addition, My Workplace performs more project-oriented work such as full workplace design, construction project management, workplace strategy and planning, workplace technology, branding, digital content management and more. Our role in The Coca-Cola Company is to be global subject matter experts finding economies of scale, delivering a high level of customer service and designing and building the next generation of workplaces for our great brand.

The Atlanta Office Campus (AOC) is the 2.4 million square foot global headquarters for The Coca-Cola Company. The AOC is home to nearly 6,000 employees and contingent workers and operates many types of workplace from R&D labs to executive office suites. The AOC has been constructed over time beginning in the mid-1960s and is currently undergoing a campus renovation that is addressing out-of-date interiors and spaces. Alongside this front-of-house renovation the AOC is now incorporating its first ever foray into smart building technology to enable improved operational characteristics and improved associate experience.

Key Duties / Responsibilities of the AOC Facilities Managerhis role

  • Manage Facilities Operations and Maintenance activities at the 2.45mm sq./ft Atlanta Office Campus omplex
  • Ensure facilities are maintained to the highest company standards and aligned to appropriate standards as compared to external benchmarks
  • Manage contracts and delivery of services of primary facilities services providers and its subcontracted work. employing in excess of over 200 daily contracted employees
  • Develop and implement multi-year outlook for facilities operations including alignment with industry trends, appropriate cost to operate, and projects required to deliver the outlook
  • Lead, manage and develop workplace associates on the AOC team including 2-3 direct reports and in excess ofmore than 400 contingent workers through our outsourced partner(s).
  • Ensure contracted services ie facilities operations and repairs, building life safety systems, construction services, and move management are delivered in accordance with contracted terms and stipulations
  • Manage the AOC $8mm year utility management program ensuing utilities consumption is effectively controlled
  • Ensure compliance with all workplace related governmental laws, rules, and regulations.
  • Lead, manage and develop workplace associatesManage the operations, utilities, and projects budgets of the AOC to ensure appropriate cost to operate and energy efficiency aligned to strategy
  • Overall annual OPEX of ~$16MM plus ~$1MM in project OPEX
  • Annual CAPEX of ~$10-15MM
  • Monitor trends in the industry, including such topics as Smart Buildings, and ensure the AOC is aligned with the appropriate maturity level of the marketplace to reflect TCCC’s overall workplace strategy
  • Partner with other My Workplace teams to deliver the associate experience as defined by the overall My Workplace strategy
  • Serve as the AOC Incident Management Crisis Resolution (IMCR) coordinator ensuring any emergencies, events, etc. affecting operations of the AOC are appropriately managed and communicated to all IMCR stakeholders.

Technical Activities:

  • Oversee the operation of building control and operating systems, i.e., building automation, utility management, heating ventilation and air conditioning, and electrical distribution systems
  • Ensure life safety systems are property maintained and safeguard both human and physical assets
  • Ensure all company financial and procurement routines are followed in accordance with company guideline

  • Delivery of AOC facilities and property management services including safety of facilities, building operations and maintenancee, office design and space planning, infrastructure construction activities, and code compliance.
  • Opportunities to interact with and influence Aall AOC associates up to mid-level executive management.
  • Mid to executive management of AOC service providers and suppliers. These include Property Management Firms, national janitorial contractors, Architectural and Engineering firms, Project Management firms, commodity suppliers, and management of public utilities.

Judgement And Decision Making:

  • The position is directly accountable both the development and execution of the annual $40M Facilities Operations Annual Business Plan. T
  • he position is directly accountable for monthly monitoring of financial activities and all short runs or over runs to approved budgets.
  • The position is also responsible for the development and implementation of the annual Facilities capital budgets which on range from $102M to $615M annually. The position is responsible that these projects are completed on schedule, within schedule, and with minimum disruption to the AOC workforce.
  • This position must be able to effectively prioritize resource deployment and work priority. In order to be successful in this role, decisions must regularly be made about where to put limited resources and which body of work is more important given the operational landscape at the time. This is often a shifting matrix of decisions that must be re-evaluated on a regular basis.

Required Experience:
